Project Manager
Has responsibility for the coordination and administration of a variety of construction management tasks for capital projects under construction
Essential Functions

Reviews and analyzes potential capital projects within Northland's portfolio •Interacts with the property management team regarding on-going capital projects •Defines scope and specifications for work to be completed or works with architects/engineers to determine scope and specifications for the work to be completed •Conducts project cost estimates and creates project budgets •Develops and manages contractor bid processes •Reviews contract bids, negotiates contracts and develops contractor contracts •Manages and administers the construction process and project schedules with contractors •Develops and administers AIA documents such as contracts, change orders and monthly contractor requisitions •Coordinates final inspections and signs off prior to final release of payment •Assists in due diligence process during property acquisition •Develops asset capital plans in conjunction with annual asset budgeting •Participates in pre-planning activities and cost benefit analysis for all phases of work •Prepares bid packages and recommends vendors •Monitors/controls performance of on-site Superintendent and staff to ensure project is built on schedule, within budget and within Northland quality standards, including OSHA regulations •When applicable, coordinate with existing site staff to identify areas of concern, address issues and ensure timely delivery of product •Performs architectural and engineering plan review to verify compliance of project requirements •Tracks and reports on project budgets •Tracks and log RFIs and submittals •Creates and maintains detailed MS project schedules with multiple interrelated tasks

Strong knowledge of construction procedures and operations •Strong communication skills •Ability to read detailed plans/blueprints •Strong proficiency with Microsoft Project, Excel, Work and Outlook, AIA document drafting software •Ability to work collaboratively in a team-oriented environment and manage deadlines •Flexibility and the ability to organize and prioritize a wide range of projects •Ability to interpret responsibilities and possesses initiative and willingness to assume additional responsibilities •Ability to travel to property sites to manage scheduled projects and emergency projects with short notice •Possesses exceptional skills for troubleshooting and devising scope and specifications for cost effective solutions
Expertise in the capital asset improvement process •Strong knowledge of commercial building mechanical, electrical, plumbing and fire protection systems
Experience
5-7 years of construction/project management experience required •Extensive direct experience with large-scale commercial and residential properties
Ability to manage multiple projects and experience managing subcontractors and vendors •Experience as Clerk of the Works and/or managing process coordination
Education
Bachelor's degree required, engineering degree preferred
